Q: Why would I want to buy a manufactured home?

Q: Why do manufactured homes cost less?
Manufactured homes reduce labor, and because the factory environment improves the flow of materials and reduces the amount of lost time or damaged materials that are common on site built construction sites. These savings are then passed on to you in the form of affordable housing. This is why modular homes are so desirable, especially considering the crunch on Southern California residents due to increased real estate prices.
Q: Will a modular home appreciate in value?
Absolutely. The only caveat would be this; it must be permanently affixed to the real property. One reason manufactured homes appreciate in value is appraisers can use site built comparable sales (comps) to establish their value. Another reason manufactured homes appreciate in value is the availability of standard home mortgages for financing options.

Q: What is a manufactured home?
Manufactured Homes are built in a factory under the federal building code administered by the Department of Housing and Urban Development (HUD). Federal standards regulate manufactured housing design and construction, strength and durability, transportability, energy efficiency, fire resistance and quality.
Manufactured homes come in single or two-section units and dimensions can range from 8 feet or more wide and 40 feet plus long. Manufactured homes can be placed on a basement and can include expandable manufactured homes. Excluded are travel trailers and motor homes.

Many lenders will grant a conventional mortgage loan for manufactured homes, but will probably require that the home reside on a permanent foundation. Manufactured homes are also eligible for FHA and VA home loans.
